Perfect Measure Construction provides masonry and hardscape services for homeowners who want outdoor surfaces and entry areas that look sharp and stay structurally sound. We build and repair patios, walkways, retaining walls, front steps, porches, driveways, chimneys, and related concrete or stone features across New Jersey.

Masonry work is often judged by how it looks on day one, but long-term performance comes from what happens underneath. That is why we pay close attention to excavation depth, base compaction, drainage, grading, and the transition details where masonry meets the house or surrounding landscape.

When to call a masonry contractor

Loose pavers, sinking walkways, cracked steps, leaning retaining walls, spalling concrete, and water intrusion around chimneys are all signs that the issue should be addressed before it spreads. In many cases, the visible crack or movement is being caused by drainage problems, poor base preparation, or seasonal freeze-thaw stress.

Our estimates focus on both the surface problem and the conditions causing it so you can compare repair and replacement options with better information.

Materials and design options

We work with concrete pavers, natural stone, brick, block wall systems, concrete finishes, and traditional masonry details depending on the project. Some homeowners want a simple, durable surface that blends with the home. Others want a more decorative outdoor area with borders, accent patterns, or upgraded textures.

We help you balance appearance, maintenance, drainage performance, and cost so the finished work fits both the property and the way you plan to use it.

What your estimate includes

  • Site visit and condition review of the affected area
  • Notes on drainage, grade, and structural concerns
  • Repair vs replacement recommendations where applicable
  • Material and layout options for the project scope
  • Timeline, access, and cleanup expectations
  • Permit or engineering guidance when needed

Masonry — FAQ

How long does a paver patio installation take?
Most patios (200–400 sq ft) are completed in 3–5 days including base preparation.
Do retaining walls need engineering?
Walls over 4 feet typically require a stamped engineering plan. We handle all permits and engineering.
How much does a patio or front-step masonry project cost?
Smaller front-step and stoop projects can start in the low thousands, while larger paver patios, driveways, and retaining-wall projects vary based on square footage, excavation, drainage, and material selections. We provide written estimates based on site conditions and scope.
Why does base preparation matter so much in masonry work?
Because the visible surface is only as good as the foundation beneath it. Proper excavation, compacted base material, drainage planning, and edge restraint are what keep patios, steps, and pavers from settling or shifting prematurely.
How much does a paver driveway cost in New Jersey?
Paver driveway costs in NJ vary widely based on square footage, base excavation depth, driveway grade, border treatments, and material selection. Concrete pavers typically run $18–$30 per sq ft installed. Natural stone costs more. Most residential driveway projects fall in the $8,000–$30,000+ range. We provide a written estimate after reviewing site conditions.
Why do pavers shift or sink over time?
The most common cause is inadequate base preparation. If the subbase was not properly excavated and compacted, or if drainage was not accounted for, water movement and freeze-thaw cycles will cause settling over time. In some cases, tree root growth or soil erosion under the base is the culprit. We inspect the cause before recommending repair or replacement.
Can cracked or sunken steps be repaired, or do they need to be replaced?
It depends on the extent of the damage and the underlying cause. Surface cracks on otherwise solid concrete can sometimes be repaired. Sunken, undermined, or structurally compromised steps usually need to be removed and rebuilt with proper base work. We inspect each situation individually before recommending an approach.
What is the difference between concrete pavers and natural stone for a patio?
Concrete pavers are manufactured to consistent size, color, and thickness, which makes installation more precise and predictable. They are very durable and come in many styles. Natural stone such as bluestone, flagstone, or travertine has more variation and organic character but can be more expensive and requires more care in the cutting and laying process. Both are excellent choices depending on the look you want and your budget.
Do you repair chimneys in New Jersey?
Yes. We repair and rebuild chimneys including tuckpointing deteriorated mortar joints, replacing cracked or spalled brick, rebuilding damaged crowns, and applying waterproofing sealers. Many NJ homeowners find chimney issues after home inspections or after winters with significant freeze-thaw activity. We assess the full chimney system and recommend what is needed.
How do I prevent my retaining wall from leaning or failing?
Proper drainage is the most important factor. Most retaining wall failures are caused by water pressure building up behind the wall. A well-built wall includes gravel backfill and drainage pipe to relieve that pressure. The wall also needs an adequate footing and batter (slight backward lean) for the height being retained. We design walls with long-term drainage and stability in mind.
